The Real Estate industry is full of opportunity, but it is also full of competition. If you want to be successful in this career, you need to be prepared to put in the hard work. But what does it take to be a successful real estate agent?

In my #BSA Onboarding Training for all new RES, I pose these 10 questions to everyone. This will help you determine if you have what it takes to succeed.

Qn 1) Where are your clients? How to make them observe/know about you?

Every business needs customers to survive, but simply having customers is not enough. You need to have the right customers, and you need to be able to reach them in a way that inspires them to do business with you.

So, where are your ideal clients? And how can you make sure they know about you?

The answer may vary depending on your focus in Real Estate - be it HDB, Condos, Landed, Commercial, Resale, etc - but there are some general principles you can follow.

First, think about who your ideal customer is.

What are their needs and wants?

What are their demographics?

Once you have a good understanding of who your ideal customer is, you can start looking for them in the places they're most likely to congregate. Then, once you've found them, it's important to reach out in a way that resonates with them.

This could mean anything from advertising on their favourite websites/social media network, to attending the events they regularly attend. The key is to put yourself in their shoes and think about what would capture their attention.

By following these steps, you can ensure that you're reaching the right people and that they know about your business.

Qn 2) What is your USP and why must people buy from you?

There are a lot of reasons why people should buy from you, but what is your USP (unique selling point)? What makes you different from all the other businesses out there?

Your USP is what sets you apart and makes you the only choice for your target market. It is what makes you special and worth their hard-earned money.

So, what is your USP? And why must people buy from you?

Your USP could be anything that makes you unique and better than your competitors. Maybe you offer the best Real Estate analysis, exceptional customer service, or you have a system to make the best financial decisions based on their needs, etc. Whatever it is, make sure it is clear and easy for your customers to understand. It should be something they can remember and use to make their buying decision.

Once you have identified your USP, it is important to communicate it to your target market. Let them know why they should buy from you and not someone else. Use it in your marketing materials, on your website, and in social media posts. Make sure they see and hear it often so they remember when they are ready to make a purchase.

People need a reason to buy from you instead of your competitors. Your USP is that reason. Make sure you know what yours is and use it to influence people to choose you over anyone else.

Qn 3) What is your business model which your clients buy from you again and again?

As a Real Estate Salesperson, my business model is centered around providing my clients with an exceptional experience that they will remember long after the sale is complete. From the initial consultation to the closing, I work diligently to ensure that each client feels comfortable and confident throughout the entire process.

I pride myself on my ability to build relationships of trust and respect with my clients, which is why so many of them come back to me when they are ready to make their next purchase.

By always putting my clients' needs first, I have created a business model that keeps them coming back or referring their friends to me time and again.

Qn 4) What is your referral system so your clients will introduce people to you willingly?

A referral system is a great way to get new clients while keeping your current ones happy. The best referral system is one that is based on trust and relationships.

When your clients feel that you have their best interests at heart, they will naturally want to introduce you to the people they care about. The key is to make it easy for them to do so.

Make sure you have a clear and concise way for them to refer someone to you, and make sure you follow up with each referral in a prompt and professional manner.

With a little effort, you can build a referral system that will keep your Real Estate business growing for years to come.

Qn 5) How to make your clients your personal testimonial?

The best way to get new clients is by word-of-mouth. And the best way to get people talking is by providing such an outstanding service that they can't help but spread the news.

So how do you turn your clients into personal testimonials? By giving them a experience that is so exceptional, it's worth sharing.

After you got to know your client, you serviced them exceptionally well, went above and beyond to deliver results that exceed their expectations, followed up with them after the project is completed to ensure maximum satisfaction, then its time for you to ask them to provide a testimonial for you and your services.

There's nothing quite like a personal testimonial to make you feel good about your business. A satisfied customer taking the time to say nice things about you is the best gift you can ask for.

It's a ringing endorsement of everything you do, and it gives you, and your future clients a huge boost of confidence.

Qn 6) How to make your clients your business partner?

The best business partnerships are those in which both parties feel like they are working together towards a common goal.

When you treat your clients like business partners, you can create a mutually beneficial relationship in which everyone succeeds.

There are a few key ways to make your clients feel like you are in the same team as them, aiming towards a common goal - advising their financial and Real Estate needs.

A few common ways is to

  • Keep them informed about all aspects of your business, including your goals and strategies
  • Give them a chance to provide input and feedback on your plans
  • Making sure that you always act in their best interests

Many new RES believe that the only way for a Real Estate agent to make money is through sales commissions.

Qn 8) How do you make people around you and those who do not know you, talk about you?

Are you passionate about what you're doing, that you put everything you have into it?

Are you someone who takes risks?

Are you original and stand out from the crowd?

Are you unafraid to fail and learn from your mistakes?

If you can do any of these, then people will naturally start talking about you.

It's important to be yourself and let your unique personality and perspective be shown to the world. With this, you'll be sure to have others talking about you in a positive light.

Qn 10) Can point number 9 be duplicated?

The key is to develop systems and processes that can be duplicated with ease. By duplicating as much of your business as possible, you can free up your time to focus on other things in your business and to have gain time freedom in your life.
