In this article series, I'm going to feature some of the leaders in #BSA and share their experience with myself and in the team. Today, we will be speaking to Rayne Chua!
Rayne has strong passion about Real Estate. Having gone through the “standard” route of getting a HDB, selling them and buying two properties herself, she personally believed in the stability of the real estate industry as a whole. After being an educator for 16 years, Rayne joined Real Estate because of desire for something more challenging in terms of progression and growth for herself.
It was difficult for her to drop everything to join the Real Estate industry. This is why even till now, she still lectures part-time at NTU “for fun”. For her, it’s her way of going back to her area of passion, to teach and guide the next generation after her.
Rayne achieved 3 Platinum Awards ($100,000 commission or more per month) through virtual viewings.

What's your experience in Real Estate?
I've been in the industry for 6 years now and my specialization is in New Launch. I'm a Project Leader in PropNex, which I help the company look after projects and also train project sales people to sell certain projects. I do restructuring of my clients' property portfolios to help them achieve an early retirement. I'm also leading a team of 30+ agents. My associates and I are actively recruiting - on average my team are 28 to 32 years old, and I also have people who are fresh out of University, who are 23 to 24 years old.
Most of them are brand new RES who have done pretty well in the industry, and quite a high percentage of them are six figure income earners in their first year. Majority of them are focusing on New Launch Project Marketing like myself. We do mainly digital advertising - social media, Facebook, Google, online branding.
How did your passion in Real Estate spark?
I'm an avid investor so it started from there. The interest came from me wanting to build my own portfolio, and to upgrade myself and my family. Currently I own 2 properties. The passion in real estate led to me building my own property portfolio and using it for passive income and early retirement also fit in well with what I'm doing for my clients.
How did you meet Bobby, and what's your impression of him?
Bobby is one of the senior leaders in PropNex. So when I decided to join him, I already spoke to a few leaders. Bobby came across as very approachable, very creative. The way he talks is quite charismatic. I feel he's somebody who's always finding new ideas or doing innovation to ensure his team does well, so I appreciate that.
How would you describe Bobby as a mentor and leader?
I think Bobby is quite an understated man *laughs*. He's somebody who you know will be there if you need. He's not so loud, you know? But he does know that when you need something, you just need to call him and he will try his best to assist and help. Whenever I need some inputs or advice, he's always there to answer those queries, and I feel that's quite good - especially for someone who has such a big team, having to take care of so many people.
What made you decide to join Bobby?
I find that my character and his are aligned. And he has a very clear objective of what he wants to do for his advisory group, and that's what made me decide to join him. In PropNex, we have many senior leaders, so to me, it's all about who clicks better and who has a better chemistry with me. That's the reason why I picked him.

Bobby strongly believes in the 90/10 concept - where 90% success comes from individual's ownership, and 10% success comes from the resources and support that #BSA provides to help everyone achieve their goals and success. Do you agree with this and personally how have you experienced this?
Definitely this is something I subscribe to as well, because in the Real Estate career, we're all self-employed, right? This 90/10 is a concept that you need to be accountable for yourself. You are your own boss. Of course the leaders and the mentors are here to guide, and that's where Bobby attributes it with the 10%. But for success itself, for each and every salesperson very much depends on himself or herself. Like how much you want it, and how much effort are you willing to put in to earn the kind of money you want to earn?
So for the 10% that #BSA provides comes in terms of the digital assets. #BSA has got many digital assets where agents can access the videos as and when they are available, and they are made by agents and producers like myself, which I think is very applicable and realistic. That's something I like in #BSA.
How have the digital assets helped you?
They work very well for recruiters like myself, especially because I recruit mainly new agents, these assets come in pretty handy for new people, even for part time agents to access the resources 24/7. I feel that Bobby created these digital assets and systems to be able to stand the test of time. This is not easy and it takes a lot of time and effort. I like these assets because the topics chosen are broad based and timeless, and it's made in a way that's easy to understand because it's delivered by agents like ourselves.
How has being a subsidiary of BSA impacted you as a leader and in leading your team?
Resources and branding. Bobby has the 2nd biggest team in PropNex, so in terms of industry expertise, we have more people we can tap on when we do advisory.
Bobby also consistently puts in a lot of effort to build the team. So it definitely helps in my recruitment efforts, in terms of tapping on certain expertise in certain segments of Property where I am not the most proficient in, it definitely helps.

Any concluding statements you'd like to make about Bobby?
I feel Bobby is quite an understated man. To know him better, you really need to speak to him in depth. I really encourage people who'd like to join us to find out a little bit more by speaking to him. That's the main thing - maybe from the outside he might not look very friendly, or maybe its a certain kind of perception? But you will be pleasantly surprised when you talk to him.
